Designed by Pelli Clarke Pelli, Manhattan’s only LEED Platinum Certified residential property stands prominently at the gateway to Ellis Island in the Battery Park neighborhood of Manhattan. A mixture of terra cotta, low-e coated glass, and glazed photovoltaic panels, the 37-story façade blends well with the surrounding buildings.
Benson’s scope was comprised of all elements of the main façade above the storefront including tenant garden terraces, penthouse cladding, handrails, and high span glass courtyard walls. Curved walls were seamlessly constructed with the use of multiple custom mullion sets on each of the four elevations. Slight variations designed into each mullion shape facilitated the variable angle between each wall module necessary to create the overall curve of the building.
Casement windows were included throughout the inhabited space, and a full-wrap louver system was installed on the mechanical floors along with the P.V. panels. The 2nd through 5th floors involved a 3-story open space to house the Battery Park Conservancy and all the equipment needed for the upkeep of the neighborhood parks and greenways. This area involved a series of vertically operated awning, hopper windows and handset terra cotta rain screen over a concrete wall.
